The Devine Secrets Of The Ya Ya Lease Purchase Hood
The biggest secret of conducting a successful lease purchase business is to have a plan. I know don't grown. You need to know what you want to do however, before you can do it. So secret number 1 is to have a plan of action. Set up daily goals for yourself. (For example, I want to make 50 calls today, or I want to spend 20 minutes on the telephone, or I want to send out 75 emails, you get the idea). Just be sure that your goals are realistic. Secret number 2 is to Write down everything you want to accomplish on Monday, Tuesday, etc., the time you want to do what (for example 8 a.m. to 9 a.m.- work on FSBO sites). Have a To do list, and update it every day. Secret number 3 is to have a tickler file. A tickler file will help keep you organized, keep your desk clean, and be sure you don't forget to do something. Remember a tickler file tickles your memory. It is a accordion file with 31 days, you make up the manila folders with the months (or you can buy them with the months on the files already), and put your to do list for the next day in the tickler file, meetings for a particular day of the month in the tickler file. It is especially great for things you do on a consistent basis. For more information on what a tickler file is and how to use it, check the article archives on our website at http://www.homebusinesssolutions.com Secret number 4 is to have a chron file. A chron file will help you find information quickly. It contains all correspondence you have generated for a month by date. It is a great time saver. Keep it in your desk or in a stand up on your desk. Secret number 5 is to set up a good filing system. I am not going to go into detail on how this is done in this article, as this was already done in a previous article and can be found on our website in our article archives. Secret number 6 is to have a good telephone script. Be sure your script asks for all the information you need to make an informed decision as to whether or not there is a deal, and whether or not it is a good deal. You want this information before you leave for an appointment. Remember you don't make an appointment unless you are going to get a contract signed. Secret number 7 is to make the calls and send the emails. You need to make the calls and to send your emails out on a consistent basis. In any business you need to continuously market to get new business. Secret number 8 is to follow up. After you have made your telephone calls -follow up. Send a letter, a brochure, a newsletter, whatever you decide works best for you. But if you don't follow up, you will lose a ton of business. I can guarantee it. Secret number 9 is to have fair agreements and contracts. Your contracts and any and all of your agreements must be fair to all parties. If they are not, again, I guarantee you will have problems on a number of fronts. Secret number 10 is to only do good business. We can't emphasize this enough. It has to be a good deal for the seller, a good deal for the tenant buyer and a good deal for you. All parties must be happy and feel they got what they wanted. If not, again I can guarantee you will have problems, and will not be in business for very long. Secret number 11 is to stick to your plan. Remember the plan you made up to start with, well follow it. It's what you made it up for. So use it. Study it. If you need to revise it, do so. However, if you aren't going to follow it and do so religiously you are not going to be in business for a very long. Remember the #1 secret of the Ya Ya Lease Purchase Hood is to implement that plan. Dont Forget to Ask About Restrictive Covenants Homebuyers, especially first-timers, may not think of asking about restrictive covenants. Buying Rental Property - Avoid Sellers Tricks Be careful when buying rental property. We stayed at a motel for a week one winter. The bill showed twice what it should have, but since I already paid the correct amount in cash, I thought nothing of it. When we noticed that the lobby and swimming pool were unheated, we thought it was frugality. Only a year later, when I read a news story about a new owner struggling to make the motel work, did I realize what was going on. Finding Southern California Real Estate Foreclosure Property Southern california real estate foreclosure: Timing Clauses Stop Sellers From Inciting Bidding War It is no secret that the current real estate market is hot, hot, hot. An Often Overlooked Secret of Marketing and Negotiating for Real Estate Investors Looking for Deals When you call sellers, what do you say? When you sit down to write a marketing postcard to find deals, what do you write? When you go to negotiate price and terms, how do you present it? The Secret To Marketing Your FSBO Home For Sale You're ready to put your home or land (house, townhouse, condo, apartment, farm, ranch, finished lot, raw land, etc.) on the market as a FSBO (for sale by owner). You've priced your property appropriately and gotten it ready to show. How are you going to market it so that it gets exposure to enough potential buyers to actually sell? The Nose Knows If you plan on getting the most from the sale of your home you better be sure it can pass the "sniff" test. Let's face it your home should smell good. Best Time to Buy? Best Time to Sell? When is the best time to buy? When is the best time to sell? I get asked these questions constantly everywhere I go. In short, the answer is that it depends on your individual circumstances. Each person has a unique personal buying or selling situation, whether starting a new job, facing rent increases, retirement, etc. Why A Final Inspection Is Necessary In the sales contract, the sellers of your new home agreed to leave all the light fixtures, custom blinds, and refrigerator. When you walk in the home on moving day, to your surprise, all of those things are gone. In addition, the locks on the back door are broken; there is a huge stain on the living room carpet, and the garage opener doesn't work. Should You Buy Real Estate Now I have been seeing the market on fire for a long time and have started telling my friends, "don't buy now". No one can accurately determine exactly when it will happen, but it is definately on the way. The time to buy, unfortunately for the losing party, is after the crash. Housing will go down in value drastically and when this happens it has a ripple affect on other things, such as employment, consumer spending and federal obligations. Why Average Sale Price Statistics are Misleading One of the most common statistics used when gauging the strength of an area's real estate market is the average sale price of its homes, but looking into that figure more deeply reveals just how misleading it can be. What are the Elements in Real Estate? Each element has a specific color associated with it. Because color (light) vibrates and is such a high frequency, it immediately lifts the "energy vibration" in our listings. When this happens, our listings act like magnets and attract buyers, sellers and referral business, effortlessly. This is called the Productive Cycle of Elements...when Fire creates Earth, Earth creates Metal, Metal produces Water, Water feeds Wood, and when Wood fuels Fire. Learning the "proper placement'" of these elements in your listings... to lift Ch'i..ENERGY..will exponentially increase buyer activity. Does Staging Work? Staging can involve minimal effort on the part of a seller. Merely rearranging furniture can show a house off to advantage. For some sellers, however, staging a home for sale is a major production. It might include hiring a fix-up-for-sale decorator and renting a house full of furniture, complete with house plants and decorative art work. Avoiding A Bad Investment Is Easier Than You Might Think Human nature being what it is, none of us can get serious about the idea of buying a house without experiencing at least a few small twinges of worry. What we fear, of course, is making a mistake. And the mistake we tend to fear most is buying a "lemon" ? a house that doesn't simply fail to satisfy our hopes but turns out to have so many flaws that it's a disastrously bad investment. The 21st Century Way To Build Equity Here to stay and firmly established in the U.S. mortgage market, biweekly mortgage payments are gaining momentum. First introduced into the U.S. in the early 1980's by several small Northeastern Banks, the idea of biweekly mortgages has its origins in Canada.
